Oasis Property Services –  Rules & Rental Terms

To help ensure a safe, comfortable, and enjoyable stay for all guests, please review the following house rules and rental terms. By staying in this home, guests agree to comply with all rules, occupancy limits, policies, and neighborhood standards outlined below.

Eligibility & Minimum Age

The primary renter must be at least 25 years of age and must occupy the property for the duration of the reservation.

The property is provided for temporary and transient lodging only and may not be used as a permanent residence.

Check-In & Check-Out
On the morning of your arrival, we’ll send your check-in details, including the property address, access instructions, and your personal door code. Check-in begins at 4:00 PM, and you’re welcome to arrive any time after that and make yourself at home.

As your stay gets closer, we’ll follow up with any additional information to help make your visit smooth and enjoyable. In the meantime, please don’t hesitate to reach out with any questions.

Please note: Because this is a vacation rental, we recommend avoiding Amazon or other package deliveries to the property, as we cannot guarantee delivery or receipt of shipped items.

  • Check-out: 10:00 AM

Please respect all check-in and check-out times. Early check-in or late check-out must be approved in advance by Oasis Property Services. Unauthorized early arrivals or late departures may result in additional fees.

Occupancy, Parties & Events

  • No parties or events are permitted unless approved in writing by Oasis Property Services.
  • The number of people present at the property may not exceed the maximum posted occupancy at any time.
  • Occupancy limits apply to all guests on the property, not just overnight occupants.
  • Unauthorized gatherings, events, or over-occupancy may result in fines, immediate termination of the stay, and removal from the property without refund.
  • Good Neighbor Policy & Quiet Hours

All guests shall abide by our Good Neighbor Policy and conduct themselves respectfully toward neighboring properties and residents.

  • Quiet hours are from 10:00 PM to 7:00 AM.
  • No loud music is permitted at any time.
  • Please keep outdoor noise to a minimum.
  • Do not block roads, driveways, or neighboring access.
  • Park only in designated parking areas.
  • No extra vehicles beyond the number approved for your reservation.
  • No Smoking Policy

This is a non-smoking vacation rental.
Smoking is prohibited anywhere on the premises, including inside the home and near open doors or windows.

This policy includes:

  • Cigarettes
  • Cigars
  • Pipes
  • Vaping products
  • Marijuana
  • Any smoke-producing products
  • Pet Policy

Pets are only permitted in designated pet-friendly homes.

For pet-friendly properties:

  • Pets are $30 per pet, per day.
  • Pets must remain off beds and furniture.
  • Guests must clean up after pets.
  • Pets may not roam onto neighboring properties.
  • Excessive barking is not permitted.
  • Pets may not chase wildlife or disturb neighbors.
  • Guests are responsible for all pet-related damage and additional cleaning costs.

Pets are not permitted in non-pet-friendly homes. If you are uncertain whether a property allows pets, please contact Oasis Property Services prior to arrival.

Caring for the Home

Please help us maintain the quality of our homes by:

  • Treating the property and furnishings with care.
  • Not rearranging furniture.
  • Washing and putting away dishes before departure.
  • Taking out all trash before check-out.
  • Leaving the home in reasonable condition upon departure.
  • Damage Reporting

Guests must promptly report any damage, maintenance issue, or accident occurring during their stay.

Please text photos of any damage immediately so we can address the issue as quickly as possible.

Prohibited Activities & Items

The following are strictly prohibited:

  • Illegal substances
  • Criminal activity of any kind
  • Fireworks
  • Open fires or fire pits unless it is propane and in an approved area
  • Charcoal grills
  • Tents, campers, RVs, trailers, temporary structures, or outdoor sleeping arrangements
  • Unauthorized events or gatherings
  • Extra vehicles beyond approved limits

Use of the property for any criminal activity may result in immediate removal from the premises, fines, prosecution, and cooperation with law enforcement authorities.

This prohibition extends to any internet service provided at the property, including unlawful downloading or distribution of copyrighted material.

Package & Delivery Policy

Amazon, UPS, FedEx, USPS, and other package deliveries to vacation rentals are discouraged and not guaranteed.

Oasis Property Services is not responsible for lost, delayed, stolen, misdelivered, refused, or left-behind packages.

Security Cameras

For safety, security, and occupancy verification:

Some properties may have exterior security cameras.
Cameras are limited to entry areas and exterior portions of the property.
No cameras are located inside the home.

Seasonal Amenities
Docks (Where Applicable)

  • Docks are generally available from mid-May through Labor Day.
  • Availability depends on weather, lake levels, maintenance needs, and other conditions.
  • No refunds or discounts will be provided if docks are unavailable.


BBQs & Patio Furniture

  • Outdoor furnishings and BBQ equipment may be seasonally available.
  • Availability may be limited due to weather, maintenance, or seasonal storage.
  • No refunds or discounts will be provided for seasonal amenity unavailability.

Cancellation Policy (Direct Bookings Only)

  • Free cancellation within 24 hours of booking. Anything after 24 hours incurs a 4% processing fee.
  • 90+ Days Before Arrival: $150 cancellation fee + 4% processing fee.
  • 30 to 89 days Before Arrival: 50% refund + 4% booking fee.
  • Less than 30 days before arrival: No refund of nightly rental charges. Cleaning fees and pet fees will be refunded.

No refunds will be provided for:

  • No-shows
  • Late arrivals
  • Early departures
  • Reservations canceled within 30 days of arrival (except as stated above)

If you booked through Airbnb, VRBO, or another third-party booking platform, that platform’s cancellation policies and terms will apply and control in the event of any conflict with these terms.

Third-Party Booking Channels

Reservations made through Airbnb, VRBO, or other third-party marketing channels may be subject to additional terms and conditions imposed by those platforms.
If any provision of a third-party channel’s terms conflicts with these rental terms, the third-party channel’s terms shall control.

Unforeseeable force & Property Availability

Except as expressly stated herein, no refunds, credits, or compensation will be provided if the property becomes unavailable or partially unusable due to circumstances beyond Oasis Property Services’ control, including but not limited to:

  • Severe weather
  • Natural disasters
  • Utility outages
  • Mechanical failures
  • Wildfires
  • Government orders
  • Evacuations
  • Other unforeseen events
  • Travel Insurance Recommendation

Guests are strongly encouraged to purchase comprehensive travel insurance covering:

  • Trip cancellation
  • Trip interruption
  • Medical emergencies
  • Personal injury
  • Illness or disease
  • Property damage or loss
  • Liability & Indemnification

Guests accept responsibility for their actions and the actions of all occupants and visitors associated with their reservation.

Guests agree to hold harmless and indemnify Oasis Property Services, property owners, and their affiliates from claims, damages, injuries, illnesses, losses, liabilities, costs, or expenses arising from the guest’s use of the property or violation of these terms.

Agreement to House Rules

By staying in this vacation rental, guests acknowledge that they have read, understood, and agree to comply with these House Rules and Rental Terms.

Guests accept responsibility for:

  • Compliance with occupancy limits
  • Compliance with quiet hours
  • Property damage
  • Excessive cleaning charges
  • Fines resulting from violations of these rules
  • Conduct of all occupants and visitors associated with the reservation

Rental Agreement Information

By booking this home you agree to the following:

  • Check-in begins at 4:00 PM.
  • Check-out is promptly at 10:00 AM.
  • Quiet Hours: 10:00 PM – 7:00 AM
  • Good Neighbor Policy – All guests and occupants agree to:
    • Respect neighboring properties and residents.
    • Comply with all local, state, and federal laws.
    • Refrain from any illegal activity on the property.
